Our role and responsibility through the preconstruction phase is to partner with the Owner and the Architects to provide professional expertise and experience to support the design team through the development of the contract documents and to assist with the cost estimating, scheduling and constructability analysis to help ensure the project stays on budget, on time and maintains the integrity of the original program requirements.

Since our firm completes approximately 90% of all of our work using the Design Build, or other design-assist project delivery methods, we have the expertise to provide the preconstruction services and understand our role of providing the information to the design team, as well as the Owner for them to make the critical decisions in developing the final design and requirements of the project.

During Schematic Design and Design Development we are able to include very detailed estimate information including analysis of mechanical and electrical system options, life cycle cost analysis, material comparisons and constructability reports.  Due to our relationships with many Pueblo and Colorado subcontractors, we are able to provide actual subcontractor review and budgeting through even the earliest phases of preconstruction services, rather than depending on historical estimates and square foot numbers.

From the earliest scope issuance we are able to coordinate the budget/schedule review and start to determine lead time issues, future material and labor increases/shortages and try to provide detailed constructability reviews. 

At each phase (conceptual, schematic design, design development and final construction documents) we continue to monitor schedule, cost, and constructability to ensure the project stays on track.  These efforts make it possible for us to provide a GMP at early stages of design.  Working closely with our design partners we have been able to provide a GMP as early as Design Development which is  important to achieving an aggressive schedule.  During preconstruction it is H.W. Houston’s goal to provide the best solutions to ensure that the owner receives the best value on their construction project.  Working together with the project Architect and their consultants, we will identify value engineering solutions which will include review of materials selections, constructability strategies primarily in Mechanical and Electrical.  It is our standard practice to continuously look for value engineering ideas and strategies and to present them to the Architect as quickly as possible in order to allow time for review by all parties and to incorporate them into the drawings before any redesign is required.
